I had a buyer who found the exact home they wanted. It had the right size, neighborhood, and price. Then the hidden cost showed up: a $320 HOA fee per month. A deal that was supposed to be comfortable for my client suddenly felt tight, especially when it was a big financial commitment for life.
Buyers watch mortgage rates and home prices, and both deserve attention, but the HOA never enters that conversation because it isn’t baked into the purchase price, and it isn’t part of your interest rate. It stays out of sight until the day you own the home. After that, it’s a monthly bill for as long as you live there, and the amount only goes up.
What you’ll pay depends on where you buy. Nationally, the average runs roughly $150 to $200 a month, though many communities run well past it. In California, the typical range is closer to $300 to $400, and Bay Area communities routinely clear $500. Fresno is where that comparison starts to look good.
Most local HOAs fall between $100 and $500, depending on whether you’re in a condo or a house behind a gate. Mine runs about $135, and for a single-family home in a gated community, that covers the basics and little else: the gate, the streets, and the landscaping at the entrance. No water, sewer, trash, roof, or pool. That’s a real piece of why the Fresno-Clovis market stays affordable while the Central Coast, Southern California, and the Bay Area don’t.
Fresno isn’t immune to the climb. Insurance, labor, and material costs are climbing here, the same as everywhere, and HOA increases tend to arrive quietly rather than all at once. A fee that rises 5% a year, sometimes more, is easy to shrug off until you do the math on it. Give it enough time, and $150 turns into $300, $300 turns into $500, and the payment you signed up for starts to resemble the market you were trying to escape.
Special assessments are the bill you never agreed to. If an association underbudgets or a major repair runs over, the shortfall is divided among the owners, and the bill can range from a few hundred dollars to several thousand at once, with no option to decline it.
Condos are quietly losing their edge. Their whole appeal used to be the lower entry price, but add a steep HOA on top of that, and the monthly cost can pull even with a single-family home that carries no HOA at all, which is changing how buyers here weigh the two.
Buyers should dig in before getting attached. Budget the HOA alongside your mortgage, taxes, and insurance, and do the digging before you fall for a place, not after. Pull the association’s financials. Look at whether the reserves are funded, whether the fees have a history of climbing, and whether any assessment is already on the table. Plenty of good deals and bad deals separate on that page alone, long before the sale price matters, because what you’re really committing to is the cost that starts the day you close.
Sellers feel the same math in reverse. High prices price some buyers out of qualifying for your home entirely, and a smaller pool of buyers means less competition and more room for them to negotiate you down. Before you land on a list price, it pays to know how your dues compare to the community down the road.
Fresno still comes out ahead here, with HOAs that sit below most of the state and far under the coast and the Bay Area. The national climb is reaching us anyway, on a slow, predictable schedule, and the owners who plan for it early are the ones who stay ahead of it.
