When most sellers think about what it costs to sell their home, they picture one number. The reality is a handful of costs stacked together, and if you don’t see them coming, the figure you actually walk away with at the closing table can catch you off guard.
Selling costs run about 6 to 7% of the sale price. On a traditional sale, that breaks down to roughly 5 to 6% for agent commissions and another 1% or so for the seller’s own closing costs. And that’s before you factor in anything the buyer asks for in their offer, which is where a lot of sellers get tripped up.
Your sale price is not your net. Commissions come out, closing costs come out, your mortgage balance comes out, and any buyer credits negotiated into the deal come out too. That’s why I give every seller an estimated net sheet before we even list, so we’re being realistic from day one. In Fresno County, I’m seeing homes sell about 3 to 4% below their initial list price, so we talk through that up front rather than letting it surprise anyone a week before closing. Price aggressively and you can still draw multiple offers that push the number back up, but the honest starting point matters.
Ask what you’ll net, not what it costs. This is the single most important shift I ask sellers to make, and the two questions are very different. A great agent who gets you top dollar can more than make up for a slightly higher commission, and the gap between what a strong agent nets you and what a cash investor offers is usually enormous.
Cash buyers tend to come in around 30% to 40% less than the market value. On an $800,000 home, that’s a discount of roughly $240,000, versus maybe $80,000 in commissions, closing costs, and concessions on a traditional sale. Unless speed matters more to you than money, the math almost never favors the cash offer.
