What’s your Fresno area home worth? Are you thinking of selling your home or interested in learning about home prices in your neighborhood? We can help you. Discover Market Value
Every week in Fresno, I watch very different people make very different decisions.
Buyers who are pre-approved and ready sit frozen on the fence. Sellers who could list today and walk away with serious equity will not pull the trigger. And someone who has not thought about real estate in years quietly makes the best financial move of their life.
The difference is not the market. It’s which market they are in, because right now there are four running at the same time, and the national headlines try to describe all four at once. That is why none of it makes sense. Once you know where you belong, the rest gets clearer.
Cash buyers are a bigger group than people think. According to the National Association of Realtors, 26% of existing-home sales this past summer were all-cash, and many buyers cashed out years of equity. For a buyer, cash is real leverage: no financing or appraisal contingency, which hands the seller certainty and often buys faster timelines and more room on price. For a seller, cash is not automatically the best offer. Certainty has value, but it sometimes comes with a lower number attached, so weigh the whole picture, price, terms, contingencies, and timeline, before you decide.
Financing buyers are facing rates that will not budge. Fannie Mae surveyed its panel of economists over the past year, and nearly half raised their long-term rate forecast rather than lowering it, so anyone waiting for rates to drop could be waiting a long time. But the help they are not getting from rates, they are getting from sellers.
Redfin reports that sellers gave concessions to buyers in 46.2% of U.S. home sales in May, the highest share for that month on record. So stop waiting on the rate. The real question is whether the payment works today with the concession a seller will give you. If it does, that is your signal to move, because the home does not get cheaper when rates drop, and the moment they do, every sidelined buyer competes for the same house.
Rate-locked homeowners feel stuck for a reason. About two out of three American homeowners hold mortgage rates below 5%, according to the Federal Housing Finance Agency, and because today’s rates are higher, selling means buying again at a higher rate. So they stay put, inventory stays tight, and most economists expect this lock-in effect to last another three to five years. If you are in this group with a real reason to move, run the math before assuming it does not work. A relocation, a divorce, or an empty nest is a good reason to move regardless of the rate environment. Start with what your equity actually buys you in the next home.
New construction is the fourth market, and builders are negotiating harder than people realize. Census Bureau data shows builders sitting onnearly 10 months of unsold new-home inventory at the current pace, well above the normal four to six. That pressure shows up as price cuts, incentives, and rate buy-downs, so if you are open to new construction, it can be a strong route.
If you are selling against that competition, lead with what a builder cannot offer: a mature yard, an established neighborhood with character, a home ready today instead of months from now, and a location close to shopping rather than on the edge of town. Those are real advantages, but you have to tell that story and price the home right, or you end up with a stale listing.
So which market are you in? Usually more than one. The point is not to label yourself; it’s to know which forces are working for you and which are working against you before you move. That’s the conversation I have with every client before we do anything.
