One of the biggest mistakes I see is trash cans lining the street or sitting in front of the house. I have seen beautiful homes look like something out of a disaster movie simply because someone forgot it was trash day.
Before your photographer arrives, make sure trash bins are out of sight.
Cars should also disappear. That means no parking in the driveway or directly in front of the house. Park them down the street if you can. A clean front photo without cars makes the home look larger and more valuable.
Take a few minutes to sweep the walkway, trim plants, and remove anything that looks messy or distracting. And if you are refreshing the landscaping, stick with brown mulch. It photographs beautifully. Red mulch can look harsh and distracting in photos.
Fix the lighting before the photographer arrives. Lighting can make or break your listing photos. Before photo day, walk through your entire home and check every single light bulb. If one is burned out, replace it. Missing bulbs make rooms look dark and uneven.
Turn on every light in the house before the photographer arrives. That includes lamps, overhead lights, and even the small light above the stove that most people forget exists.

Clear off the kitchen counters completely. Coffee makers, air fryers, knife blocks, paper towel holders, and small appliances should all be tucked away.

Gather all the remotes for ceiling fans, fireplaces, and televisions before they arrive. Photographers often need to turn fans off for photos and on for videos. When nobody can find the remote, the whole process slows down.
Take down flags, banners, political signs, and security signs outside. These items distract from the home itself and can make photos look cluttered. The goal is to keep the focus on the property, not the decorations.
Clean and prepare the backyard. Backyards sell homes, especially in California. Open patio umbrellas to make the space look welcoming and ready to use. Closed umbrellas can make the yard feel empty or neglected.
If you have a barbecue grill, clean it and remove the cover. Buyers love the idea of relaxing and grilling outside on a warm evening.
Hoses should be coiled and tucked away, pool equipment should be hidden, and seasonal decorations should be removed.
And if you have pets, make sure the yard is completely clean before the shoot. Photographers notice everything.
Leave the home during the shoot. When the photographer arrives, the best thing you can do is leave. That includes pets, too.
It’s not personal. Photo shoots simply go faster and smoother when the house is empty. Photographers can move freely from room to room without interruptions, and the final images usually turn out better.
