Ask a simple question like “How’s the real estate market?” and you can walk away more confused than before you opened your mouth.

Your neighbor swears prices are about to crash. Your brother-in-law calls it the best time in history to buy. Your coworker saw the news and is convinced we’re about to relive 2008. Then you fall down a YouTube rabbit hole where a guy is screaming buy now, and you’re left thinking, what is actually happening?

Your confusion isn’t your fault. The noises around the real estate market are either ignoring the actual numbers or quoting national headlines. They don’t exactly tell you what’s happening in your ZIP code.

This is the real picture this summer, no doom, no hype, just the facts with a little local flavor.

Prices are holding, not crashing. According to the National Association of REALTORS, the national median home price is around $418,000, up less than 1% from a year ago. Not 10%, not -5%. Prices aren’t spiking the way they did in 2021 and 2022, when everyone threw $50,000 over asking without an inspection, and they’re not crashing the way the ominous thumbnails want you to believe.

They’re stable, and in real estate, stable is a healthy place to be. Here in Fresno, well-priced homes are still drawing multiple offers in the first week, while homes priced on what the seller paid two years ago just sit. The market doesn’t care what you paid. It cares what the home is worth today.

Rates are better than a year ago. Mortgage rates are what everyone brings up as a reason to do nothing, but here’s what doesn’t make a dramatic headline. Rates are better right now than they were a year ago. The 30-year fixed is averaging around 6.5%, down from where it sat last summer. And yes, next to the 3% we got spoiled on during the pandemic, 6.5% feels like a gut punch, but for most of the 1990s and 2000s, people bought at 7% or even 9% and did just fine. Every time rates tick down, more buyers step off the sidelines, and every one of them is a potential offer on your home.

Inventory is finally giving buyers room. Supply is the part that’s changed most. Inventory is growing, sitting near 4.4 months nationally and about 3.4 months here in Fresno County, right in balanced territory.

Buyers finally have room to breathe, to ask for repairs, and to sleep on it.

For sellers, that means your home isn’t the only option on the shelf anymore, so pricing, presentation, and marketing matter more than they have in years.

The economy is loud, but life keeps moving. The economy hangs over all of this, and I get why people freeze. Confidence is low, energy prices creep up, and the stock market keeps doing things nobody can explain. But life events don’t wait for calm. People still have babies and need more space, get job transfers, retire, and want a single story home. And yes, people do choose to move to Fresno, and I genuinely love those people. Through all that noise, real estate has stayed steady.
